Joseph Graeve

Founder, Kingdom Asset Advisory

I've spent 10+ years across institutional and private real estate — from acquisition underwriting to full portfolio asset management. Most recently, I supported asset management operations at Tricon Homes, a Blackstone-owned platform, across a 67,000+ home single-family rental portfolio: hold/sell underwriting on casualty-damaged assets, a large-scale portfolio integration bringing thousands of homes onto a new platform, and ancillary revenue programs generating tens of millions in annual portfolio revenue.

Before that, as Acquisition Director at Re-Build Properties, I personally underwrote and acquired $43M+ in single-family and multifamily assets and oversaw $32M+ in renovation value across a high-volume pipeline. My background also includes founding an earlier multifamily investment venture and serving as a Satellite Communications Officer and Instructor in the U.S. Air Force — experience that shaped how I approach complex, high-stakes operations today.

Do you replace my property manager?
No. Your property manager handles leasing, maintenance, and day-to-day operations. I sit above that layer — reporting, financial oversight, capital planning, and strategic decisions — the function most owners in this range don't have anyone dedicated to yet.
What size portfolio is a good fit?
It's less about unit count and more about where you are organizationally. If you've got a property manager handling operations but no one dedicated to portfolio strategy and reporting, that's the gap I fill — whether that's one property or a dozen.
How does pricing work?
Engagements run $2,000–$5,000 per month, scaled to the size and complexity of your portfolio. We'll figure out the right scope together on a discovery call.
What markets do you work with?
Most of my engagements are with owners in the Mid-Atlantic and Southeast. Asset management is largely a reporting- and analysis-driven function, so remote engagements outside that footprint are absolutely possible — reach out and we'll talk through it.
What property types do you work with?
Primarily multifamily and manufactured housing communities, along with single-family and mixed residential portfolios.
